A Legal Disclaimer

These Terms and Conditions apply to all bookings and transactions with Patty's Barn. By engaging with us, you accept these terms. For any queries, contact us at hello@pattysbarn.com or 07502726596.

Cancellation Policy & Refunds

Guest cancellation

Any cancellation made by the guest for any reason must be made in writing by letter or email and send directly to hello@pattysbarn.co.uk or Patty's Farm, Hillam Lane, Cockerham, Lancaster, LA2 0DY.

Bookings cancelled over Christmas, New Year or Easter cancelled with less than 6 weeks notice are non refundable. 

Refunds

6 weeks or over we will refund your total booking. 

2-6 weeks we will refund 50% of the full accommodation cost.

Less than 2 weeks no refunds will be made. However, if we manage to resell the accommodation for the cancelled dates, then we will refund in full.

If the booking has been made through a third party i.e. Airbnb then 10% of the total cost + VAT will be non-refundable regardless of circumstances.

We recommend that guests take out travel insurance to cover unforeseen circumstances.

Cancellations made by Patty's Barn 

In the very unlikely event that the property becomes unavailable we will give you a full refund. Patty's Barn shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

Arrival & Departures

Guests are welcome to arrive from 4:00pm. If you are planning on arriving earlier than this and would like to offload your luggage this can be arranged.  Please let us know by contacting 07502726596 and we will make arrangements for safe luggage storage or if available an earlier check in.

In order that the property can be thoroughly cleaned and prepared for the next arrival check-out is at 10:00 am, please be respectful of this as our team will be ready to go to prepare for our next guest arrivals.

Damages & Breakages

You are responsible for the property and we ask you to take all reasonable care of its furniture and fittings in or on the property. We expect you to leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as you found them at the beginning.

We ask that you leave the property secure and lock the doors if you leave it unoccupied during the period of rental.

You must not use the properties for any dangerous, offensive or noisy activities or do anything that may be a nuisance or annoyance to the guests of any other holiday properties or the residents of Patty's Barn. Please be respectful.

We understand that accidents happen and we ask that any breakages or damage (accidental or otherwise) are reported immediately to Patty's Barn. Failure to do this may result in you being charged for any breakages or damage. Any missing inventory from the property on your departure may also be charged for, as may extra cleaning.

Dogs

Holiday Cottages: We do not currently allow dogs in our cottages. 

Cabins: We charge a £10 supplement to bring your dog in our cabins. When you are out walking within the property, you must ensure that your dog(s) are kept under close control. They must not be allowed to disturb people, chickens, livestock, specifically sheep that surround the site, ground-nesting birds or other nature. 

Ocupancy

The number of persons occupying the property must not exceed the maximum number off beds with the accommodation. If we find that more people than agreed are using the property, this will be considered a breach of contract and you and your party will be asked to leave immediately without any refund.

Hot Tub & Cold Plunge Disclaimer

The hot tub and cold plunge is not suitable for everyone. Please consult with a healthcare professional if you have any underlying health conditions or concerns, especially if you are pregnant, have heart conditions, high or low blood pressure, respiratory issues, or other medical conditions. Stay hydrated, as dehydration can be a risk during hot tub use. Monitor how your body responds, and avoid alcohol and medications that may interact negatively with heat and cold.

Other Terms & Conditions at Patty's Barn 

Photography & Media

Photos and videos may be taken during events for promotional use. Notify us in advance if you do not wish to appear in media.

Smoking & Vaping:

Smoking and vaping are not permitted in any of our properties and a flat fee of £200 will be charged if there is any evidence of smoking or vaping within the property.

Fireworks 

Fireworks are not permitted 

Drones 

Flying of drones is not permitted 

Travel Cots & High Chairs 

We have a limited number of these that we can provide for your use. Please try to request these at the time of booking to avoid disappointment. Linen and bedding for travel cots are not provided and we do not provide stairgates.

Children 

  • Guests must accept responsibility for the safety of their children at all times whilst visiting Patty's Barn and the surrounding area. 

  • Children under 16 must be supervised by an adult at all times.

  • You must take particular care when children are around animals, fire, equipment and water. We are located on the coast and the environment does come with its own risks. Be especially careful of tides, and keep off the salt marsh at all times. Tides can rise quickly and precaution should be applied at all times.

Circumstances beyond the control of the owner (force majeure)

If, for any reason, we have to cancel your booking in advance due to circumstances beyond our control, for example fire, flood, exceptional weather conditions, epidemics, pandemics, destruction/damage to the property (“force majeure “) you will be refunded the full amount of the booking.

If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. This will be the full extent of the liability of Patty's Barn. 

 

No additional compensation, expenses or costs will be payable.
